Finally Home! Homebuyer Education is designed specifically for first-time homebuyers. Classes are taught throughout the state. To view class schedules and register, click below.

Due to COVID 19, many LIVE Finally Home! classes have been cancelled. Classes that are still taking place will have limited capacity to provide for social
distancing. We will keep registered students posted about schedule changes and alternatives.

In-Person Course Registration

In-person course fee is $10-$20 per student depending on hosting location.
Online Course
The fee for the online course is $50.

Note: If you are purchasing a home through the Neighborhood Stabilization Program, you must take the “in-person” Finally Home! course. The “online” Finally Home! course does not satisfy the Neighborhood Stabilization Program requirements.

Requirements for Homebuyers

Homebuyer education is an important program for first-time homebuyers and Idaho Housing strives to provide the most effective product for your homebuyers. Effective October 1, 2019 Finally Home! Homebuyer Education requirements have changed. See below for an overview of the new requirements. For more information please view the detailed rate sheet. Idaho Housing continues to upgrade the Finally Home! program to be more interactive and interesting for participants. Homebuyer education is a great resource for anyone interested in purchasing.

First-Time Homebuyers who take Finally Home! early in the home-buying process are much more prepared for the process and have a better understanding of the steps involved. Buyers learn what the roles of all parties are as well as what is expected of them as a buyer. During the course buyers learn about the closing process and all of the costs associated with closing. By encouraging your clients to take the course early on in the process; you are not only helping them understand the investment they are about to make but their knowledge can help make the transaction much easier across the board. We hope that you will recommend homebuyer education for any of your homebuyers, regardless of whether they use down payment and/or closing cost assistance.

Who is required to take Finally Home! Homebuyer Education:

  • Clients who are receiving assistance through the IHFA Second Mortgage and/or IHFA Forgivable Loan
    • One certificate is required from either the borrower or co-borrower
  • Clients who are using any the following loans:
    • Fannie Mae HFA Preferred LO MI-80% AMI
    • Fannie Mae HFA Preferred 80% AMI Risk Share- NO MI
    • Freddie Mac 80%AMI-HFA Advantage
    • Freddie Mac 50% AMI- HFA Advantage
    • One certificate is required from either the borrower or co-borrower
  • Clients who are first-time homebuyers and using any Fannie Mae or Freddie Mac product that require it
  • Anyone purchasing through the Neighborhood Stabilization Program
    • All parties on the loan must take the LIVE version of Finally Home!
    • All parties on the loan must also receive one-on-one pre-purchase housing counseling from a HUD approved housing counseling agency
    • The combination of the Finally Home! live course and the one-on-one housing counseling must equal a minimum of 8 hours
    • Certificates of completion for both counseling and Finally Home! are required and must be completed prior to closing
  • Some IHFA loan products allow for FICO below 620. Anyone using an IHFA product that has a credit score below 620 is required to complete Finally Home!
    • Certificates are required for any borrower and/or co-borrower that has a FICO under 620
