Finally Home! Homebuyer Education is designed specifically for first-time homebuyers. Classes are taught throughout the state. To view class schedules and register, click below.
In-Person Course Registration
In-person course fee is $10-$20 per student depending on hosting location.
Online Course
The fee for the online course is $50.

Note: If you are purchasing a home through the Neighborhood Stabilization Program, you must take the “in-person” Finally Home! course. The “online” Finally Home! course does not satisfy the Neighborhood Stabilization Program requirements.

Requirements for Homebuyers

Homebuyer education is an important program to encourage your clients to take before purchasing a home. Finally Home! Homebuyer Education is required for first-time homebuyers using down payment and closing cost gifts as well as 2nd mortgages in conjunction with any Idaho Housing loan product. Only one certificate is required from the borrower or the co-borrower. Be sure to have your client take the class as soon as possible once you know they are going to be getting an Idaho Housing home loan.

First-Time Homebuyers who take Finally Home! early in the home-buying process are much more prepared for the process and have a better understanding of the steps involved. Buyers learn what the roles of all parties are as well as what is expected of them as a buyer. During the course buyers learn about the closing process and all of the costs associated with closing. By encouraging your clients to take the course early on in the process; you are not only helping them understand the investment they are about to make but their knowledge can help make the transaction much easier across the board. We hope that you will recommend homebuyer education for any of your homebuyers regardless if they use a gift or a loan for their closing costs or down payment.

Who is required to take Finally Home! Homebuyer Education:

  • Clients who are using any type of down payment and/or closing cost gifts or assistance
    • Certificate is required for either the co-borrower or borrower
  • Clients who will be receiving a 2nd mortgage in conjunction with any Idaho Housing Loan Product
    • Certificate is required for either the co-borrower or borrower
  • Anyone purchasing through the Neighborhood Stabilization Program
    • All parties on the loan must take the LIVE version of Finally Home!
    • All parties on the loan must also receive one-on-one pre-purchase housing counseling from a HUD approved housing counseling agency
    • The combination of the Finally Home! live course and the one-on-one housing counseling must equal a minimum of 8 hours
    • Certificates of completion for both counseling and Finally Home! are required and must be completed prior to closing
  • Some IHFA loan products allow for FICO scores between 610 and 619. Anyone using an IHFA product that has a credit score between 610 and 619 is required to complete Finally Home!
    • Certificates are required for any borrower and/or co-borrower that has a FICO between 610 and 619
