As the issuer of a large percentage of the municipal bonds in Idaho, Idaho Housing has extensive bonding expertise, and issues a variety of tax-exempt and taxable bonds that deliver low-cost financing to borrowers. Idaho Housing is completely self-supporting and uses no state tax dollars in its operations, making us a tremendous asset for the taxpayers of Idaho.
Mortgage Revenue Bonds
Mortgage Revenue Bonds (MRBs) are reduced risk investments because, in addition to the mortgage on the property being financed, the bond issue requires cash reserves and other safeguards, giving the investor or bondholder additional assurance that the bond issuer will repay the loan. These bonds provide low-interest mortgage loans for first-time homebuyers.
Bond Disclosure Reports
Idaho Housing and Finance Association is subject to the terms and requirements of Rule 15c 2-12 (b)(5), adopted by the Securities and Exchange Commission under the Securities Exchange Act of 1934. This rule mandates that we provide annual disclosure reports to Nationally Recognized Municipal Securities Information Repositories (NRMSIR). This disclosure report must include audited financial statements as well as detailed information concerning each of our outstanding bond issues. Housing Bonds
In 1978, IHFA began selling housing bonds on the national market to make low-interest mortgage loans available to Idahoans. The money generated by bond sales provides low-interest mortgage loans for thousands of Idahoans each year—most are first time buyers.
IHFA also makes below-market interest rate loans to developers and nonprofit sponsors of affordable multifamily developments, for both families and seniors through bond sales. At least 20 percent of the units in an IHFA-financed development must be rented to very low-income individuals and families.
Our bond programs allow us to fill a niche helping home buyers purchase their first home and by helping sponsors of multifamily developments create more affordable rental housing statewide.
